Our Water Mitigation Process
Every property dries differently. The sequence below is how we approach a typical water loss, adjusted to what we actually find on site.
1. Emergency response and safety check
We confirm the source is stopped, identify electrical or slip hazards, and address anything unsafe before work begins.
2. Inspection and moisture mapping
Using moisture meters, thermo-hygrometers, and thermal imaging, we map how far the water traveled — including areas that look dry. This determines the real scope of the job.
3. Water extraction
Standing water comes out first. Removing water mechanically is far faster than evaporating it, and it is what shortens the drying time that follows.
4. Selective demolition when necessary
Some materials cannot be dried in place. Wet insulation, saturated baseboards, and certain flooring assemblies are removed so the structure behind them can dry. We remove what needs to come out — not more.
5. Structural drying and dehumidification
Air movers and commercial dehumidifiers are positioned to create a controlled drying environment. HEPA air filtration is used where air quality is a concern, and antimicrobial is applied where appropriate.
6. Daily monitoring and documentation
We return to take readings and adjust equipment until the affected materials reach a dry standard — not until the floor feels dry to the touch. Every visit is documented with photos and moisture readings.

- Take photos and video of the damage before anything is moved
- Move small valuables, electronics, and documents to a dry area
- Lift curtains and drapes off wet flooring
- Notify your insurance carrier that a loss occurred

- Enter a room with standing water if outlets or appliances are involved
- Use a household vacuum to remove water
- Assume a fan and an open window will dry the walls
- Throw away damaged materials before they are documented
- Wait to see if it dries on its own
Common Questions
How long does drying take?
It depends on how much water was absorbed, which materials are affected, and the conditions in the property. Many residential losses dry within several days, but the equipment stays until the readings say the structure is dry, not until a set number of days has passed.
Do I have to move out during drying?
Usually not. Most people stay in the property. Drying equipment runs continuously and produces noise and warmth in the affected rooms, and we will tell you honestly if a specific situation makes staying impractical.
Can the equipment be turned off at night?
No. Drying is a continuous process, and shutting equipment off overnight allows moisture to redistribute into materials that were already drying. It extends the job rather than shortening it.
Do you work with insurance claims?
We document the loss thoroughly — photographs, moisture readings, equipment placement, and drying progress — so you have organized records to provide to your carrier. Coverage decisions are made by your insurance company, not by us, and we do not promise a particular claim outcome.
What if there is mold?
Mold remediation in Florida is a licensed activity regulated separately from water mitigation. If we encounter mold during a water loss, we will tell you what we found and refer you to a licensed Florida mold professional.
